Real Work in Spanaway

Last November a homeowner in Elk Plain had a new kitchen sink and faucet picked out and wanted them put in. Jerry removed the old sink and faucet, cut out an old P-trap, and installed the new sink, the faucet and a new garbage disposal. He also replaced three angle stops, the small shutoff valves under the sink, so the new faucet would not be fed through old valves. Then he tested everything for leaks and ran the faucet and the disposal before he left. The same month, closer to Spanaway Lake, Terrence came out to an old kitchen faucet that had rusted and was leaking. He cut it out, installed a new faucet, hooked up the supply lines and tested it for leaks.

What We Fix and Install

Kitchen faucets

Single-handle, pull-down and spring-coil models, including ones the homeowner supplies, with new supply lines and, where the old ones are tired, new angle stops.

Bathroom faucets and shower valves

A shower that drips from the handle usually needs a new cartridge. In Elk Plain last September, Jeffrey shut the water off at the meter, drained the system, pulled the old shower cartridge and installed a new one; the part had to be ordered first, because none of the local supply houses had it on the shelf.

Outdoor faucets

Hose bibs that drip or split in a freeze, replaced with frost-free spigots before the cold sets in. Our faucet page covers repairs, replacements and cartridges in more depth.

Spanaway-Specific Considerations

Wells, manganese and worn cartridges

Spanaway Water Company pumps its water from wells and runs filters for manganese, and many homes around Spanaway, Elk Plain and Frederickson are on private wells. Iron and manganese leave dark stains in sinks and build up in aerators and cartridges, so a faucet that slowly loses flow or starts to drip may need a cleaning or a new cartridge sooner than it would on city water.

Long runs to shops and well houses

Spanaway lots are big, and plenty of them have a shop, a barn or a well house with its own outdoor faucet at the end of a long, exposed water line. Those are the faucets that split first in a hard freeze, so before winter we look at where each one is fed from and whether a frost-free spigot or a shutoff inside will protect it.

Faucet Questions From Spanaway Homeowners

Will you install a faucet I already bought?

Yes. A customer-supplied faucet is one of the most common jobs we do. In Elk Plain last November, Jerry installed the homeowner’s own sink and faucet, replaced three old angle stops and set a new disposal, then tested it all for leaks. We check the box before we start so a missing part does not stall the visit.

My Spanaway home is on a well and my faucet keeps clogging. Is that the water?

Often, yes. Well water around Spanaway and Elk Plain can carry iron and manganese, which collect in aerators and wear cartridges, and the result is weak flow or a slow drip. Cleaning the aerator is the first step; when that does not help, the cartridge or the faucet usually needs replacing.

How do I keep the outdoor faucet at my shop or well house from freezing?

Give it a shutoff inside a heated space and drain the line before the first hard freeze, or replace the spigot with a frost-free model that closes back inside the wall. Long, exposed runs to shops and well houses on Spanaway lots are the ones that split first, so start with those.

Should the shutoff valves be replaced when I get a new faucet?

When they are old, yes. Angle stops that have not been turned in years can seize or leak once they are moved, and the new faucet is only as reliable as the valves feeding it. That is why Jerry replaced three of them in Elk Plain while the cabinet was already empty.
