Water Heater Replacement in Tacoma, WA: Tank, Tankless and Hybrid
Royal Flush Plumbing repairs and replaces water heaters across Tacoma, from gas and electric tanks to tankless and hybrid heat pump units. Every replacement is permitted and set the way the inspector expects, with straps, a relief line and an expansion tank where the system needs one, and you approve the price before any work starts.
Real Work in Tacoma
Last November a homeowner in Hilltop called because the gas water heater in the basement had stopped working. It was an older power-vent tank, and the owners wanted prices on both an electric and a gas tankless replacement. Before quoting, Jimmy measured what fed the heater: the 3/4-inch water main dropped to a 1/2-inch copper line at the tank, and the 3/4-inch gas main dropped to 1/2-inch black iron at the unit. A whole-house gas tankless can draw several times the gas of the tank it replaces, so those sizes shaped the quote. On the first of December Jimmy installed the new gas tankless on the basement wall with approved pipe and fittings, and the house had hot water again.
In April, in Old Town in the North End, the water heater lived in a closet with no room to spare. Jimmy shut off the water and gas and removed the old tank, then installed a new 40-gallon natural gas water heater, because a 50-gallon would not fit the space. The install included a new expansion tank, new water and gas flex lines, earthquake straps and a pan. With the water and gas back on and the air bled out of the lines, Jimmy checked every connection for leaks and left the heater in service.

What We Install and Repair in Tacoma Homes
Gas tank water heaters
For a gas home with a sound vent and enough room, a new tank is usually the simplest replacement. In March, in the West End, Aiden replaced an old gas water heater with a new 50-gallon gas tank, reconnecting the existing vent, running new supply lines with an expansion tank, installing a new relief valve and setting the heater on a pad over the concrete floor. The gas was tested, the tank filled and checked for leaks, and the heater was lit and heating before Aiden left.
Electric and hybrid heat pump water heaters
When a standard electric tank fails, a hybrid heat pump water heater is worth pricing next to a like-for-like replacement. A hybrid heats water by moving heat out of the surrounding air, so it uses far less electricity than a standard electric tank, and Tacoma Power offers its customers a rebate when they replace a standard electric tank with a qualifying hybrid. A hybrid needs open air around it and a drain for its condensate, so we look at the space before we recommend one.
Tankless water heaters
A tankless heater hangs on the wall and heats water as it flows, so it does not run out partway through a long shower. It asks more of the house in return: a gas line sized for its full firing rate, its own venting, a condensate drain on condensing models, and periodic flushing to keep scale out of the heat exchanger. The Hilltop conversion above started with measuring the gas and water lines for exactly that reason, and our gas line page explains how we size and test a new or upsized line.
Water heater repairs
Not every call ends in a replacement. A relief valve that drips, a burner that will not stay lit, a power-vent fan that has started to hum loudly, a leaking supply connection or a failed recirculation pump can each be repaired. We will also tell you plainly when a leak from the tank itself, or the tank’s age, makes a repair a poor use of your money.
Tacoma-Specific Considerations
Tight closets and basements in the North End, Old Town and Hilltop
Older homes in the North End, Old Town, the Stadium District and Hilltop can put the water heater in a closet, under a stair or in a tight basement corner. That is why the Old Town heater in April became a 40-gallon. In a basement we look at venting, clearance and where a leak would drain, and in a closet we check whether a taller tank, or a wall-mounted tankless, fits at all.
Permits inside the city and on the unincorporated south side
Inside Tacoma, replacing a water heater is not on the city’s list of permit-exempt work, so it is permitted and inspected. When a heater has to be replaced as an emergency, the code lets the work go ahead with the permit application filed by the next working business day. Parkland, Midland and Summit carry Tacoma addresses but sit in unincorporated Pierce County, where the county permits and inspects the same work, and we file with whichever office covers your address.
Strapping and expansion tanks
Washington’s plumbing code calls for a tank water heater to be strapped to the wall framing in its upper and lower thirds, which matters in a region that plans for earthquakes. Where the water service has a check valve or a backflow preventer, the code also calls for a way to absorb the water’s thermal expansion, usually a small expansion tank on the cold line. The Old Town and West End tanks above both got one.
Tacoma Power, PSE and the choice of fuel
In Tacoma, electricity comes from Tacoma Power and natural gas comes from PSE, and the fuel a house already has usually decides the replacement. Tacoma Power’s hybrid rebate applies when a customer replaces a standard electric water heater with a model rated Tier 3 or Tier 4 on the BPA qualified products list, and the utility also offers a 0% loan through its participating contractors. A gas home can stay with a tank or move to tankless, as long as the gas line can carry it.
Our Process
1. Tell us what the heater is doing
No hot water, a leak at the base, a pilot that will not stay lit, or hot water that runs out too soon: what you are seeing, and the heater’s age if you know it, tells us what to bring.
2. We look and measure before we quote
We check the fuel, the venting, the size of the gas and water lines, the space and where a leak would drain, the way Jimmy did in Hilltop, so the price covers the whole job.
3. You approve the price, and we pull the permit
You see the price before any work starts, and we file the permit with the City of Tacoma or Pierce County, depending on your address.
4. We swap the heater and bring it up to code
The old unit comes out, and the new one goes in with straps, a relief line run to code, new flex lines, a pan where one is called for and an expansion tank where the system needs one.
5. We test it and leave it running
We bleed the air out, turn the water and the gas or power back on, check every connection for leaks and leave the heater heating before we go. The inspection follows on the permit.
FAQs About Water Heaters in Tacoma
My water heater failed on a weekend. Can it be replaced before Tacoma issues the permit?
Yes. When a water heater has to be replaced as an emergency, the building code Tacoma follows lets the work go ahead with the permit application filed by the next working business day. The new heater is still set to the inspector’s standard, with straps, a relief line and an expansion tank where needed, and the inspection follows.
Does Tacoma Power offer a rebate on hybrid water heaters?
Yes. Tacoma Power offers a rebate to customers who replace a standard electric water heater with an electric hybrid rated Tier 3 or Tier 4 on the BPA qualified products list, and it offers a 0% loan when one of its participating contractors does the install. The terms can change, so check the current program before you buy.
What if a 50-gallon water heater will not fit where my old one was?
We size to the space as well as to the household. In an Old Town closet this April a 50-gallon would not fit, so Jimmy installed a 40-gallon gas heater with a new expansion tank and straps. Where no tank fits well, a wall-mounted tankless is the other option, provided the gas line can carry it.
Can I switch from a gas tank to a tankless without new gas piping?
Sometimes, but not always. A whole-house gas tankless can draw several times the gas of the tank it replaces, so the line feeding it has to be sized for that load. In a Hilltop basement last November, the 3/4-inch gas main dropped to 1/2-inch black iron at the heater, which is why we measure before we quote.
Who permits a water heater replacement on Tacoma’s unincorporated south side?
Pierce County does. Parkland, Midland and Summit carry Tacoma mailing addresses, but they sit in unincorporated Pierce County, so the permit and the inspection for a water heater replacement come from the county rather than the City of Tacoma. Our shop is on that side of town, and we file with whichever office covers your address.
Serving Tacoma From Our Shop on the South Side
Our shop sits on Tacoma’s unincorporated south side, where Parkland and Spanaway meet, so Parkland, Midland and South Tacoma are close by, and the North End, Old Town, Hilltop and the West End are a drive across town we make most days. We take urgent calls around the clock, and a house with no hot water or a leaking tank goes to the front of the schedule.
