Real Work in Tacoma

This May, a homeowner on Tacoma’s unincorporated south side called about two leaking hose bibs, one at the front of the house and one at the back. James traced both leaks to the vacuum breakers, the small fittings on top of an outdoor faucet that stop garden-hose water from being pulled back into the house. He replaced both vacuum breakers, turned the water back on and checked for leaks, and found none. The faucets themselves were sound, so they stayed. A month later, across town in Northeast Tacoma, James replaced an old mop sink in a laundry area. He shut the water off, took out the old sink and its angle stops, set a new fiberglass laundry sink with new angle stops and a new drain, and installed the faucet the homeowner had picked out. He turned the water on and checked everything for leaks before he left.

What We Repair and Install in Tacoma

Outdoor faucets and hose bibs

A hose bib that drips at the spout usually has a worn washer or stem, and one that sprays from the top while the hose runs usually has a failed vacuum breaker, as both south side faucets did. When the faucet body is cracked or the old spigot keeps letting the cold reach the pipe behind it, we replace it with a frost-free model that closes inside the wall.

Kitchen and laundry faucets

Single-handle, pull-down and utility faucets, including models you supply. We replace tired angle stops and supply lines at the same visit, because a new faucet is only as reliable as the valves feeding it.

Bathroom faucets and shower valves

A shower handle that spins, drips or will not hold its temperature usually needs a cartridge or a trim part rather than a new valve. This March, in the West End, Jimmy found that the piece joining a Kohler shower handle to its cartridge had cracked in all four corners, so the handle slipped instead of turning the valve. The replacement part was a week or more away from every supplier he called, so he took the matching piece from a Kohler trim kit, fitted it to the existing valve and returned the rest, and the bath was back in service that day.

Angle stops and supply lines

The small shutoff valves under sinks and toilets seize when they go years without being turned. We replace them on their own or alongside a new faucet.

Tacoma-Specific Considerations

Soft Green River water, so drips usually mean wear

Tacoma Water draws its supply from the Green River and serves water that is moderately soft, so Tacoma faucets build up far less scale than well-water homes in Spanaway or on the Gig Harbor peninsula. When a faucet on city water starts to drip or lose flow, the cause is usually a worn cartridge, washer or seat rather than mineral buildup, which is why we look at the part before we recommend a new faucet.

Crawl spaces and cold snaps

Much of Tacoma, from the North End’s older craftsmans to the ramblers of South Tacoma and Parkland, carries its water lines through a crawl space, and the pipe behind an outdoor faucet often runs right along the rim of the house. When cold air pushes down from the Fraser River valley, those are the faucets and lines that freeze first. A frost-free spigot moves the valve seat back inside the wall, where the house keeps it warm.

Hot and cold outdoor faucets

Some Tacoma homes have hot and cold hose bibs for washing pets, cars or gear. They carry hot water outside, so they are worth checking before winter like any other faucet, and both sides need working vacuum breakers.

Tacoma Water or Pierce County addresses

Tacoma Water owns the main and the meter, and everything from the meter into the house is yours, faucets included. Parkland and Midland carry Tacoma addresses but sit in unincorporated Pierce County, so when a faucet job grows into new piping that needs a permit, we file it with the office that covers your address.

Our Process

1. Tell us what the faucet is doing

A drip, a spray from the handle, low flow or a faucet you want replaced: what it does and when it started tells us which parts to bring.

2. We find the worn part

We take the faucet apart far enough to see the cartridge, washer, vacuum breaker or valve that is failing, and we check the shutoffs under the sink.

3. You approve the price

You see whether it is a repair or a replacement, and what it costs, before any work starts.

4. We repair or replace

Worn parts come out, new ones go in, and a new faucet goes on with new supply lines and, where they are tired, new angle stops.

5. We test it

We turn the water back on, run the faucet hot and cold, and check every connection for leaks before we leave.

Faucet Questions From Tacoma Homeowners

Can an outdoor faucet be repaired, or does it have to be replaced?

Many can be repaired. When the leak comes from a washer, a stem or the vacuum breaker and the faucet body is sound, we replace only that part. On Tacoma’s south side this May, James fixed two leaking hose bibs with new vacuum breakers. A cracked body or a faucet that has frozen calls for a frost-free replacement.

Does Tacoma’s water wear out faucets faster?

No, usually the reverse. Tacoma Water’s Green River supply is moderately soft, so faucets on city water collect far less scale than faucets on private wells in Spanaway or on the Gig Harbor peninsula. When a Tacoma faucet drips, the cartridge or washer has usually just worn out with use, and replacing that part is often all it needs.

Can a plumber fix a shower handle that just spins without replacing the valve?

Often, yes. A handle that spins freely usually means the part linking it to the cartridge has cracked or stripped, not that the valve in the wall has failed. In the West End this March, Jimmy replaced only that piece on a Kohler shower and had the bath back in service the same day.

How do I keep my Tacoma outdoor faucets from freezing?

Disconnect the hoses, close any indoor shutoff that feeds an outdoor faucet and open the faucet outside to drain it, then cover the spigots that are not frost-free. Faucets fed through a crawl space on an outside wall freeze first in a cold snap, and those are the ones worth replacing with frost-free models.

Can you install a faucet I bought for a laundry or utility sink?

Yes. In Northeast Tacoma this October, James set a new fiberglass laundry sink with new angle stops and a new drain, then installed the homeowner’s own pull-down faucet and tested it all for leaks. Send us the model before the visit so we arrive with the right supply lines and fittings.

Do I own the outdoor faucet if it is fed from the water meter?

Yes. Tacoma Water owns the main and the meter, and every pipe and fixture on your side of the meter belongs to you, outdoor faucets included. Repairs to a hose bib or the line that feeds it are private plumbing work, and they are a job for your plumber rather than the utility.
